Thank you for the submission of your business plan concept, drafts.  It is heartwarming that the majority of the class (with the exception of those who were absent twice) have submitted. That means many will be able to comply/submit a major requirement of the course and that all are focused and enthusiastic in our mission to submit a business plan

Here are my comments:

1.  The choice of topic (and some have multiple topics) depend on your priority, your budget/resources available (if you really intend to pursue the business plan) If you have zillions available and you can show me your credit line/passbook, then go for it.

2.  Discern also if your proposed plan will just fall into a new idea or a process improvement.  The business plan that we are thinking of has threshold of P3 million, and you must be able to show an ROI and financials

A business plan is a document that defines business objectives of a new or about to be turned around existing business and strategie- s (activities and resources to be used) to attain such objectives.  It includes the organization, the market study, the product, the customer, and financial projection on how the objectives are to be met.  From Investopedia

The Olivia Residential and Commercial Complex (ORCC) is envisioned to rise in a 337.5 square meter lot located in 119 Scout Castor St. Kamuning, Quezon City.  The street is perpendicular to Tomas Morato Street, a bustling street with different commercial establishments.  Scout Castor Street is lined with several houses and rows of townhouses.  It is 1 to 2 kilometers away from ABC-CBN, GMA, St. Luke's Hospital in E.Rodriguez, Delos Santos Medical Center, St. Joseph College, and Trinity College, among others.  The ground floor of ORCC will house 4 commercial spaces, perfect for establishments such as water purifier business, a Laundromat, a spa/massage parlor, or even a restaurant.  The 2nd and 3rd floors will be residential spaces – dorm-style and/or condominium style, to fit the needs of students, employees, or even small families.

This is to congratulate those who were able to submit, email their assignments to this site.  You have the entire sem to submit the assignments and yet many opted to submit theirs in one batch. That is very admireable

These are my comments:

1.  The new ideas must be yours and not coming from the net.  You have to describe the situation where the ideas from the net can be applied. This is an exercise on your creativity.

2.  Since you have all the time in the entire sem to submit the new 10, kindly take some more patience and effort to discuss/detail:

     1.  The background:   current situation, the pain being encountered currently
     2.  Aside from the concept, discuss how the innovation would work
     3.  What would be the gain from the innovation
     4.  How, who, how much will can implement the innovation

3. The works of Dra. Charis Santiago, Dra. Garcia, and Mikee would approach the expectations/standards.  But Dra Santiagos grid would  be on meet this standard.

I. Executive summary
Increasing competition among "big" hospitals is a major reason why "small" hospitals are finding it increasingly difficult to increase patient census and services within a given location. Because of continuous influx of commercialization and workers the patient base of small hospitals continuously has been eroding thru the years. Creation of "packages:" of affordable but complete services is being offered within these industrial/agricultural zones where majority of these target patients are. Most have private health insurances and public health insurances that can be tapped. It is this reason why aggressive marketing strategies and capital infusion within the hospital is needed. Aside from continuously hiring marketing specialist and new doctors to compete with pioneer doctors from the bigger medical centres.

II. Market planning
Target population are the outlying cities and barangays within the industrial/agrricultura areas where most clients come from. Coordination with their human resource department by offering free lectures, video presentations from a range of different topics applicable in their respective workplaces. Like manufacturing sites wherein majority of their workforce are females or males with different work shifts. 

III. Management Description
Pioneer doctors as well as newly recruited doctors will be on hand to deliver fast, affordable evaluate of their basic health status. Shortened patient waiting or turn around time is being implemented. 

IV. Financial Plan:
Massive capital infusion to the hospital itself to keep up with the bigger hospitals. The image of a new and modern hospital with affordable costs to accommodate patient influx of these corporate accounts.

Others are leaving their cars on  pavements,  loading bays and even in disabled spaces.    
               Car-parking problems affect both the mall's profitability and customer satisfaction.  Forcing visitors and staff to park off the mall properties because of parking space limitations creates an additional set of problems:   Necessitating long walks through unfamiliar neighborhoods, increasing friction with surrounding residents over on-street parking, making visits by handicapped patients more difficult, and potentially decreasing visitor safety.

Proposed Project Concepts:

A. Real Estate projects.
With the recent election of Mayor Duterte as the president of the Philippines. We expect the economy and development of Davao city to grow at a much faster rate. The following are several real estate projects that can be be developed in Davao City.

1) Construction of a Warehouse facility for leasing in a 1.3 hectare property located along the diversion road (highway).

2) Small subdivision or housing project development in a 2.7 hectare property which is adjacent to other existing developed subdivisions / housing projects. Can be a joint venture project.

3) Construction of a 3 or 4 story multi-purpose commercial building in a 500 sqm. lot. The property is along the circumferential road and near 2 hospitals and the medical school. First floor possible clients: doctors clinic, coffee shop/ restaurant, laundry shop, flower/ plant shop.
Second,Third and Fourth floors: for dormitory rooms to house Indian national students studying at the Davao Medical School which is walking distance from the property.

B. Bottom of the Pyramid model for a cataract ambulatory surgical unit. The facility is already constructed and will start operations soon.

C. Expansion of the existing Ophthalmologic clinic to have multiple ophthalmologic clinic consult lanes and a fully fitted optical dispensary with a dedicated refracting lane and an employed optometrist. This is to increase the capacity and efficiency of the existing clinic facility. It is also intended to maximize revenue from the optical dispensary.

Business Concept and Model

In developing countries, such as the Philippines, poor road access, distance, and inadequate transportation pose a significant challenge for access to health care. The World Bank's Transport and Social Responsibility Thematic Group has shown the role of transport in improving health in developing countries by providing linkages between the transport and health sectors. Transport is vital for both preventive and emergency care, for the distribution of medicines, blood, and other medical supplies to health facilities, for transporting patients to health facilities, and health care workers to remote rural areas for patient follow-up, monitoring, and supervision.

The challenge for health care workers in rural health care facilities is the poor state of our transport system. Even if facilities have been provided with a few vehicles, they are later faced with repair and maintenance costs and services.

It was during my travel with a classmate, an ASEC at the Dept of Health, and to other rural health facilities, that I was able to see the lack of transportation or poorly maintained vehicles. Then I came across an innovation called Riders for Health, an international NGO and not-for-profit social enterprise that manages vehicles used for health care delivery by partner organisations in sub-Saharan Africa.  This is one opportunity that our country needs to address the transport problem and to improve health care worker productivity.  There is still insufficient data to show the number of working vehicles in the rural health facilities. I have spoken with people who admit that there is indeed, no reliable provider, nor a group in charge of repairs and maintenance of these vehicles.  If we can replicate Riders for Health, we can improve delivery and access to much-need health care in rural areas.

Our business model shall be referred to as MotorSigla (Sasakyan para sa Kalusugan). It will provide a reliable fleet of vehicles for transport services of rural health care facilities for medical personnel, healthcare workers, and patients. This will include motorcycles, tricycles, an ambulance, and four-wheeled vehicles.  It will transport community health care workers to remote areas using motorcycles or tricycles, for patient follow-up and for delivering medications or health supplies. MotorSigla will also provide repair and maintenance of its vehicles.

MotorSigla will partner with local government health facilities in rural areas through linkages and public-private partnerships. It will also offer its services to other health care service providers such as laboratories, diagnostic centers, and pharmacies. It will be managed by our corporation.

The primary source of funding will come from the corporation.  Based on a memorandum of agreement between MotorSigla and the health facility, the health facility will pay a previously agreed upon monthly fee for its transport services.   There will be training and preventive vehicle maintenance programs and employment opportunities for the local community.  MotorSigla will hire people from the local community as drivers and mechanics.  Other jobs for the maintenance of the transport facility will be offered to the community as well.  We will begin with one transport facility in one rural community.

Our class today started promptly at 1 pm

1.  We had a prayer song by Dr. Francisco Ranada III (a doxology) who was former priest novitiate.  It was soulful and sent shivers to our spines.Then we had a you tube rendering of Heal the World by Michael Jackson which is very apt for the Med Entrep students who are into the world of healing


2. We continued the I am the best exercise. The last one to present was Dr. Dominic Velasco who happened to be a running a hospital near the place  where the author lives.  He said that his hospital (a sense of ownership makes all the difference) set a precedent on no cash out for the indigent patients . The city leaders in Antipolo helped him do it.   And the winner is

Dra. Jane Panaligan.  The one who had speech on steps and both sides now.

3.  Then the professor did some boasting too.

4.  Then we had the debate: Are leaders born made or product of situation/opportunity.   The judges were Drs Dominic Francisco and                     who said they had the toughest job.   And after a lengthy discussion and debate the opportunity group led by Dra Jane won and got the prize from the professor.

5. Then there were lectures on Intro to Entrepreneurship and Business Concept and Plan
We had discussion on the business ideas (since the output and major requirement of this subject is writing a business plan.  Many too had this for their objective in their learning agreement

DESCRIPTION OF THE BUSINESS CONCEPT: Tricycles within PATEROS area will be pooled together, and just park within the area of their home. A single operator linking all tricycle drivers will act as the dispatcher or "call center". Costumers will text the call center and the driver nearest to the costumer is dispatched to fetch the customer.
MARKET DRIVERS: PATEROS is a very small municipality but and with very narrow roads, congested still by tricycles. A newly built tertiary hospital has worsened the problem causing more traffic but is a market driver. Patients will be encouraged to use the service of "tricycle on call" going to and from their house. It can also cater to patients and doctors parked at satellite parking areas located 100 meters away from the hospital

I.               Executive summary
                       
                        There are 4 core products of the DermNation skin care line. Namely, (1) Acne treatment kit, (2) Whitening kit, (3) Sunscreen, (4) organic Lip conditioner.
                       
                        DermNation is a sole proprietorship sister company of Wilson & Ayache Medical Aesthetics Clinic. Wilson & Ayache Medical Aesthetics Clinic is a specialty clinic focused on premium products and services in cosmetic surgery and aesthetic dermatology. The clinic is based on a boutique concept, located in Legaspi Village, within the central business district of Makati City, catering to class A,B patients that prefer discretion, avoiding crowded malls and hospitals.  DermNation was born out of the observed demand by Wilson & Ayache Clinic Physicians, Dr. Lindsay Gail Wilson Torralba-Garcia (cosmetic surgeon) and Dr. June Paul Ayache Garcia (dermatologist), wherein they saw the need for good quality products at affordable prices. Since the clinic dispenses premium "high-end" skin care products, the doctors have noted the active ingredients in these and have sought and compared premium raw materials produced and available in the Philippines for local manufacturing with the intent to also help the local industry. Manufacturing skin care products with high quality raw materials locally, enabled the doctors to provide products at a more affordable price with results that can almost match premium brands. The locally produced skin care line also garnered a high patient satisfaction rate and feedback. DermNation enabled the clinic to cater to the class C,D and the provincial market.     

II.              Market Planning

                        The customer need that is being filled by the DermNation brand is providing good quality skin care products at an affordable price. The main advantage of the products will be the ingredients as formulated by the doctors  based on what they have seen and observed with patient usage of products, their complaints, likes and dislikes from over the counter products to the ones dispensed at the clinic, ranging from high to low end skin care products.
                        The doctors will work hand in hand with a chemist and a compounding company that can manufacture their specified formula. Raw materials are preferably sourced locally.
                        Future products that will be offered will be (1) modified versions of the core products as adapted to market demand and consumer feedback, and (2) Innovation in the organic virgin coconut oil lip conditioner to be used on atopic dermatitis and skin allergies.
                        The distribution of the product will be initially at provincial groceries, dental clinics, spa's, parlors and drugstores under consignment. The initial distribution will serve as a pilot study to garner consumer feedback and turn over rate of products. These products will be available through e-commerce in the near future.
                         The cosmeceutical industry is growing and very innovative. The future of the industry is the continuous innovation of organic products and a modified version of these organic products with incorporated medications. In Asia Pacific, specially in the Philippines, cosmeceuticals are geared towards anti-aging or products that are able to deliver younger looking results.
                        The customers are primarily Asians wherein the formula as customized by the doctors to best suit and provide satisfactory results in Asian skin. The local demographic of the provincial cities as well as the market of the individual consignee's must be investigated.
                        The competitors are other locally manufactured products such as human nature organic products and Belo as products "formulated" by Dr. Vicki Belo. The strengths of these competitors are that they are well known brands already with a wide variety of skin care products and skin care lines, along with celebrity endorsers. The weakness for human nature is the limitation of products to organic materials which may produce results at a slower pace  or be ineffective compared to products with a hybrid of organic and some medication in it's ingredients.
                        The position of DermNation skin care line in the cosmeceutical market will be affordable high-quality skin care products formulated by physicians using high-quality locally grown raw materials in the Philippines.
                        The competitive advantage of DermNation is the constant interaction of it's pioneer doctors with dermatologic concerns of consumers, wherein these physicians are not limited to the laboratory but garner first hand information about patient concern through their daily interaction with patients. DermNation may start with only 4 core products, but it's continuous innovation will offer better versions of these products so that the company may be a forerunner in addressing specific dermatologic and aesthetic concerns.
                        The image and packaging of DermNation products will be clean and simple with the logo of DermNation having green, representing medicine, yellow and orange as something refreshing, friendly or can elicit trust. The logo is a small letter D with representation of the layers of the skin.

                       
                         The pricing strategy of the core products will be sold as kits and will be at par or 10% less with the competition as their products are usually sold individually. There will be more convenience in the part of the consumer, as a kit would contain everything that he/she will need for a specific concern. For example, the body whitening kit will contain a whitening soap and sunscreen.
                        The goal is to penetrate the Philippine provincial market in 2 years time, then to expand to e-commerce with continuous innovation in core products that may also cater to the international market in 5 years time.
                        The promotional plan is to introduce and display the products in trusted establishments in the province, such as dental clinics, spas, supermarkets and drugstores. 

                       
III.            Management description

                        The Pioneer doctors will be hands on in managing DermNation starting with 2 employees functioning as sales representatives and the one's that oversee inventory in establishments. Accounting and marketing shall be outsourced. The first year of distribution, consequently a pilot study will be localized in the Ilocos region. Personnel will be employed within the local area.

IV.            Financial Plan

                        The capital should be able to shoulder the expenses for an entire year. The re-order level of each establishment must be 100% replenishment of products every 3 months. The goal is to break-even in 2 years and have at least 20% increase in net revenue on the 3rd year.
